Scope of work:

• Complete redesign and replacement of the radiant heating system, including new piping, radiators, and high-efficiency furnace

• Integration of discreet mini-split heating and cooling for year-round climate control

• Installation of premium new construction windows and a custom skylight to enhance natural light

• Full removal of antiquated knob-and-tube wiring, replaced with a modern, code-compliant electrical system

• New hot water infrastructure, including updated stack, recirculating pump, steam shower, and main sewer line

• Restoration of original slop sink and clawfoot tub, complemented by the addition of two custom-designed bathrooms

• New roofing system paired with half-round and 6-inch K-style gutters, engineered to drain into a dedicated cistern

• Thoughtfully designed landscape and hardscape, including custom retaining walls

• Safe removal of oil tank and installation of a fully automated irrigation system

• Structural reinforcement with underpinning, new slab, expert repointing, and bluestone sill restoration

• Careful restoration of original pine hardwood floors and stair treads

• Restoration and extension of ornate cast-iron handrails
